Yes — titled (fee-simple) property in Brasilito can be owned 100% by foreigners, with the same rights as Costa Ricans. No residency needed. Beachfront concession land has different rules; we'll flag the difference on every listing we show you.
The village sits directly on Brasilito bay, and Conchal's shell-sand beach starts at the south end of town — a 5–10 minute barefoot walk along the shore. No gate, no day pass, no resort wristband.
Village condos start around $300K, family homes $450–600K, and titled lots from under $200K. Beachfront and Conchal-adjacent properties run higher. If a deal looks too cheap, it's usually concession land — ask us first.
Proximity to Conchal keeps occupancy strong, especially December–April. Realistic net yields for well-run rentals are 5–7%. We manage homes in the village, so our projections come from our own books — not a developer's deck.
Offer, 5–10% deposit into regulated escrow, title study at the national registry, then closing before a notary — typically 30–60 days end to end. We coordinate the whole chain with bilingual lawyers we've worked with for years.
